The short answer for 2026: a full concrete tile roof on a typical three-bed semi in Ireland runs €8,000 to €18,000, and natural slate €12,000 to €28,000. Flat roofing in EPDM or GRP is priced by area at €90 to €140 per m². A leak repair is usually €400 to €2,500; emergency storm work €1,500 to €8,000. Add roughly €800–€3,500 if the chimney needs flashing or repointing and €1,200–€4,500 for valley reconstruction. Coastal and exposed sites — West Cork, the Kerry headlands, Galway Bay — typically add 12–15% for higher-spec fixings and underlay. VAT at 13.5% applies on top. A three-bed semi is about 90m² of roof; a four-bed detached about 120m².
