This two-storey mid-terrace property in Drumcondra came to us after the owner had attempted two patch repair jobs over three years, neither of which had resolved the persistent water ingress to the front bedroom ceiling. The original Bangor Blue natural slate was in a severely de-nailed condition — the original iron cut nails had corroded to the point where over 50 slates had slipped or were loose. The ridge had been re-bedded at some point in sand-cement mortar which had cracked along its entire length, and the chimney had a failed front apron flashing and open mortar joints at the base of both chimney pots.
We stripped the entire roof covering and the degraded bitumen felt underlay, replacing it with a Glidevale VC Foil LR breathable membrane to BS 5534. New treated timber battens were installed at the correct gauge for the selected slate. We then laid Tegral T2-S natural Bangor Blue slates, closely matched to the original in size, texture and colour, fixed with A2 stainless nails and stainless steel clips. The ridge was re-bedded in natural hydraulic lime mortar. New Code 4 lead soakers and stepped flashings were installed to the chimney stack, and the chimney was fully repointed in lime-cement mortar at a 1:2:9 ratio — breathable enough for the Victorian brick to function correctly while providing the durability needed for an exposed chimney position.
A Marley Duo vented ridge system ensures the required cross-ventilation under the new breathable underlay, eliminating the condensation that had been contributing to the original owner’s damp problems. Project completed in five working days. 15-year workmanship guarantee issued. The persistent three-year leak has not recurred.

A semi-detached property on a Clontarf seafront road came to our attention after an insurance assessor flagged widespread fixing corrosion during a routine survey. The house had been re-tiled approximately 18 years previously using standard austenitic stainless fixings — adequate for inland properties but significantly under-specified for a property exposed to salt-laden easterly winds off Dublin Bay. The homeowners had no visible leaks but the assessor’s report correctly identified that fixing failure was imminent across much of the rear elevation.
We carried out a full strip of both front and rear elevations, removed the existing concrete tiles, replaced the degraded underlay with a Proctor Roofshield breathable membrane, and re-laid the tiles using A4 marine-grade 316 stainless steel nails and clips throughout. The dry ridge system was replaced with a Marley Cloaked Verge system mechanically fixed with A4 stainless screws. Both chimney stacks were fully repointed in a 1:1:6 cement-lime-sand mortar appropriate for the exposed coastal location. The existing Marley Melodie concrete tiles were in good structural condition and were re-used, significantly reducing the project cost.
The project was completed in four working days. The client’s insurance assessor confirmed the completed work met the required specification for a coastal exposure category location. A 1970s detached property in Santry required a full flat roof replacement on the rear garage and kitchen extension — a combined area of 42m² — after persistent slow leaks had caused damage to two internal ceilings over the previous winter. The existing roof was a classic 3-layer built-up felt system from the original construction, now 50 years old and well beyond any reasonable design expectation. Previous patch repairs with cold-applied bitumen compound had delayed the inevitable but could not address the fundamental deterioration of the felt membrane beneath.
